How to buy a park home

In one sense, this is relatively easy, being essentially just a process of finding one and paying for it! In reality, of course, it may be a little less straightforward than that and here are a few tips you may find useful:

• find your location first. Chasing from one end of the country to another looking at individual park homes may prove to be exhausting and demoralising – to say nothing of expensive. Therefore, find your preferred area within a county or two then look for park home sites in this chosen area;

• research your site thoroughly. That is not just a question of wandering around the site in nice weather and admiring the views! Make a point of visiting the site in bad weather. Check with the local authorities to ensure that the site is fully licensed for permanent all year round occupation. Make enquiries with the local environment agency and media to assess any flood risk issues.

• obtain the personal opinions of people living on the site. Make a point of asking hard questions about their experiences. However, be a little healthily sceptical about aspects of what you hear because people who may one day be trying to sell their property, may have a natural predisposition to downplay significant negative issues about the locality and site;

• use a surveyor. Yes, this does cost money but it may save you from making a terrible mistake or in some cases, allow you to adopt a better bargaining position;

• decide how you wish to buy. Options typically include buying off-plan, buying a new park home already in situ or purchasing from existing owners. There are pros and cons to each of these approaches and your preferred locality may also play a role in that;

• don’t skimp on insurance. If you purchase a park home it may constitute a substantial investment, so think carefully about suitable park home insurance (this is something we can help you with);

• read the contracts carefully before purchase. Typically, you may find that you own the building but not the land it stands on. Your conditions of use for the land must be outlined in a contract with the site owner and you should be clear that they are something you are happy and will be able to comply with.
